Local figures come from Realtor.com's Village of Indian Hill market page and Zillow's Indian Hill home values. Each service measures differently, so their medians will not match.

Are Indian Hill home prices still rising?

Yes. Zillow's typical home value for the village reached $1,683,765 at the end of September, up 8.7% in twelve months and 0.7% in September alone. In dollar terms, that $136,607 rise was the largest one-year gain of any city in the Cincinnati metro, according to a Stacker analysis of Zillow data. For scale, Zillow puts the typical Hamilton County home at $266,241.

Sold prices moved harder. At $1.8 million, the sold median rose 28.6% from August, a jump worth reading with care: in a village that added just 11 new listings in September, two or three estate closings can swing a monthly median by hundreds of thousands of dollars. Year over year, the 14.3% gain is the steadier number.

Why does the list median sit a full million dollars above the sold median? They describe different groups of homes. Active listings lean toward large estates that take longer to sell, while closings include more homes from the middle of the village's range. September showed both ends. A four-bedroom, 3,550-square-foot house on 1.16 acres at 7434 Drake Road closed September 8 for $1,286,000, about $362 per square foot, according to Sibcy Cline. Two weeks later, 5765 Miami Road came to market at $949,000.

Sellers who price correctly are getting their number. A 99% sale-to-list ratio leaves little room for lowball offers.

How tight is inventory heading into fall?

Tight, and tighter than last month. September ended with 26 active listings on Realtor.com, 30% fewer than in August. Zillow's tally ran lower still: 22 homes for sale at month's end.

Supply is up about 10% from September 2025, so the village has not locked up entirely. Thin is the better word. What does that look like in practice? For a buyer who wants a particular road, a wooded parcel, or a lot with room for a pool house, the realistic choice set at any moment may be a handful of homes.

Homes are also moving faster than last year. At 40 days, the median runs longer than August's roughly one-month pace, but it is 27% quicker than a year ago, and Realtor.com classifies Indian Hill as a seller's market.

Regionally, the story is calmer. Across Butler, Clermont, Clinton, Hamilton, and Warren counties, the REALTOR® Alliance of Greater Cincinnati reported 1,741 August closings, up 1.9%, at a $329,000 median, up 4.5%. Regional inventory rose 6.8% to 3,309 homes, and the median home sold in 10 days. Its September report is due in mid-October.

Nationally, conditions softened. Price cuts hit 20.8% of listings in September, according to Realtor.com's September report, and the national median list price slipped 1.4% from a year earlier to $419,250. Indian Hill is moving the other way.

How much do 7.40% mortgage rates change the math?

Freddie Mac's Primary Mortgage Market Survey for October 8 put the 30-year fixed rate at 7.40% and the 15-year at 6.73%. That 30-year figure has risen seven weeks running since August 20, when it averaged 6.65%; a year ago it stood at 6.30%.

On a $1.5 million loan, principal and interest at 7.40% comes to about $10,386 a month. That is roughly $756 more than at August's 6.65% and $1,101 more than a year ago, using a 30-year term (an illustration only, since jumbo loan pricing varies by lender).

Has that slowed Indian Hill? Not in the September data, at least. Days on market fell from a year earlier and sellers held 99% of list. Buyers who finance most of a purchase feel the change most; those putting more down feel it less.

What does this mean for families planning a custom build?

Why build instead of buy? Scarce resale inventory keeps pushing serious Indian Hill buyers toward land, teardowns, and custom construction. Four points matter more than the rest right now.

  • Secure the lot first. With 22 to 26 homes for sale at a time, finished inventory rarely matches a family's exact plan, and the right parcel is the harder piece to find.
  • Budget the whole project. Daley Design + Build puts luxury custom construction in Greater Cincinnati at $400 to $600 or more per square foot before land. Grade changes, mature trees, and long driveways add site costs that belong in the budget from the start.
  • Ask how financing is set. Before signing a build contract, find out how the construction loan and the final mortgage rate are determined, because the rate that applies at move-in may differ from today's 7.40%.
  • Plan for village review. Indian Hill runs its own zoning and permitting, separate from unincorporated Hamilton County. Design and approval time belongs in the schedule.

Where is Classic Living Homes building in and near Indian Hill?

Classic Living Homes has completed several homes in the village, including Owlwoods in Brill, Creekside in Forest Creek, and Saddlewood Ln in Peterloon Meadows. Classic Living Homes is also building at The Meadows of Peterloon, just outside downtown Montgomery, and the Indian Hill community page covers lot guidance and the village's schools. Current homes and lots are listed on the homes and lots for sale page.

What should buyers watch over the next 90 days?

  • Regional closings after the rate spike. September figures from the REALTOR® Alliance arrive in mid-October, with October's in mid-November.
  • Weekly rate readings. Seven straight increases have taken the 30-year from 6.65% to 7.40%. A pause or reversal would ease monthly payments quickly.
  • Listing counts. After a 30% drop in September, the question is whether new listings refill the village before winter.
  • Price cuts at the top. One in five listings nationwide took a cut in September. So far, Indian Hill's 99% sale-to-list ratio shows little of that.
